HBD has green light for a new £37m industrial & logistics development in Skelmersdale, Lancashire.
TWO45 is a prime industrial and logistics scheme located just minutes from the M58 and M6.
The 10-acre site was acquired by HBD, part of Henry Boot, back in 2021, with a planning application submitted in late 2023.
HBD will now bring forward a 245,000 sq ft unit, which is ideally suited for a single occupier within the distribution or manufacturing sector.
The developer has already begun marketing the net zero carbon-enabled scheme, which is targeting BREEAM Excellent and an EPC rating of A.
Ed Hutchinson, Managing Director of HBD, said: “Grade A industrial and logistics space remains constrained in prime locations, so it’s positive to be able to bring TWO45 forward.
“We have seen strong interest from occupiers, particularly given its ESG credentials, and look forward to starting on site next year.”
Working with a £1.3bn development pipeline, HBD operates from six UK offices and focuses on large scale industrial and logistics, urban development and residential projects.
HBD has a number of schemes in the pipeline across the North West, including APTUS in Preston, which will deliver 800,000 sq ft of sustainable industrial, manufacturing and logistics space.
