Four new giant warehouses are planned for a logistics site alongside the M4 near Chippenham

Indurent Park is already home to four warehouses just off Junction 17. Two are occupied by modern furniture retailer Furniturebox and e-commerce fulfilment company Huboo.

Indurent Logistics has now applied for planning permission to build a further four units – two for storage and distribution and two for general industrial, storage and distribution, or industrial use – at the 3.7 hectare site.

The total floorspace of the four buildings would extend to 215,000 sq ft.

Indurent says the development could support 245 jobs during the construction phase and create a further 400 new jobs when occupied – generating £13.4 million GVA.

Wiltshire Council – which deems the site “essential to the wider strategic interest of the economic development” in the county, has already granted outline planning permission for major industrial and logistics development at Indurent Park.

The applicant’s agent, Savills, wrote in the planning application: “The development of the application site represents a key opportunity to build upon the economic potential of the north Chippenham area, combining with the success of the existing Indurent Park Chippenham site to deliver significant direct and indirect socio-economic benefits.

“The location of the site, adjacent to Junction 17 of the M4 Motorway, existing industrial and logistics facilities, and sufficiently close to Chippenham to be able to draw on that labour pool, means that it represents an appropriate focus for employment development.

“It will help Wiltshire to meet its shortfall in strategic employment land, providing an opportunity to reduce out-commuting and engage with the strong growth of the industrial and logistics sector.

“The proposals will provide much-needed industrial and logistics floorspace, of which there is a significant shortfall of supply in Wiltshire, at a location wholly appropriate for strategic logistics development.

“As a result, the scheme will generate a significant number of construction and operational jobs for the community.”

Indurent Park was known as St Modwen Logistics until July when St Modwen merged with Industrials REIT.
